        The Basic Facts: The Carolinas

Lets begin with some facts. In terms of geography North Carolina is considerably larger spanning 53,800 square miles compared to South Carolinas 32,000 square miles. This size difference goes beyond land area. It also translates into population and density. As per the 2021 census data North Carolina boasts a population of around 10.5 million people, double that of South Carolinas 5.2 million residents. This means that not is North Carolina physically larger but it also has a higher population density. You can expect to find cities and a livelier urban atmosphere in North Carolina compared to the quieter and more spread out ambiance of South Carolina.

Understanding these differences is essential for making an informed decision, about where to relocate. Whether you’re attracted to vibrant city life or prefer a relaxed and spacious environment both Carolinas offer unique experiences shaped by their distinct characteristics.

        Median Income:

When it comes to finances one crucial aspect to consider when moving is the income of the area. In this respect North Carolina and South Carolina share some similarities. Also have notable differences. The median income in North Carolina is $60,500 reflecting its diverse economic landscape that includes thriving sectors like technology, research and higher education. These industries are particularly prominent in areas such as the Research Triangle Park.

On the hand South Carolina has a slightly lower median income of just over $58,000. This difference can be attributed to the states makeup which leans more towards manufacturing and tourism especially in cities like Charleston and Greenville.

It’s important to note that while these numbers are fairly close there can be variations in cost of living and job opportunities between different regions within each state. For example urban areas, with activity may offer higher salaries but also come with a higher cost of living. Therefore when comparing these incomes it’s crucial to take into account how they align with the cost of living in various areas of each state.

Whether you’re considering the higher earnings in North Carolina or the comparable figures, in South Carolina both states present distinct financial scenarios that might align well with your requirements. But North Carolina does win by just a hair!

        The Cost of Living:

When comparing North Carolina and South Carolina it’s important to consider the cost of living. Interestingly both states have a cost of living compared to the national average but there are some subtle yet significant differences. South Carolina has a cost of living index of 89.3 meaning that essential expenses like housing, food, childcare, transportation, healthcare, taxes and other necessities are 10.7% cheaper than the U.S. Average. This can be quite appealing for those who want to make their budget stretch while maintaining a good quality of life.

On the hand North Carolina has a slightly higher cost of living index at 91 but still remains below the national average. However this slight increase in cost can often be balanced out by the states higher median income of $60,500 compared to South Carolinas $58,000.

So overall it’s a call – North Carolina leads slightly in median income while South Carolina takes the prize for affordability. These figures provide insights, for anyone planning their budget in either state and emphasize that both offer an affordable way of life with distinct financial advantages.

        Job Opportunities:

When it comes to job opportunities in the Carolinas, the landscape is as diverse as the states themselves. In North Carolina, the job market is bustling, thanks to the presence of major companies like Honeywell, Duke, Lowe’s, Epic Games, Bank of America, and Truist. This state is a hub for big names and headquarters, making it an attractive option for those seeking varied career opportunities.

South Carolina, while not hosting as many major company headquarters, is no slouch in the job market. It boasts significant facilities of global giants like Bosch, Michelin, Boeing, BMW, GM, and Volvo. This indicates a strong industrial presence, particularly in manufacturing, which is a key employment sector in the state.

Both states shine in sectors like technology, healthcare, and education, but North Carolina’s larger overall economy means a wider array of job opportunities. This is especially evident in its major cities such as Charlotte, Raleigh, Asheville, Durham, and Wilmington. In contrast, South Carolina, with fewer major urban centers, tends to lean more towards tourism and manufacturing sectors.

Given these factors, North Carolina edges out with a slight advantage in job opportunities, especially for those looking for a broad spectrum of career options in various industries. However, both states offer robust job markets, each with its unique strengths.

        The Average Home Price:

When considering the real estate market in the Carolinas one crucial factor to examine is the sales price. Over the year South Carolina has seen an average sales price of $300,500 which is noticeably lower than North Carolinas average of $329,500. This makes South Carolina an appealing choice for individuals who are looking for affordable housing options. However it’s important to note that South Carolinas real estate market has experienced an increase with prices rising by 19.2% over the last year compared to a 15.7% increase in North Carolina. This indicates a demand and a growing market in both states.

The growth in population moving to both North and South Carolina has fueled this trend with South Carolina showing slightly higher appreciation rates. It’s worth considering that these averages can significantly vary within each state itself. Urban areas, in North Carolina due to its larger number of major cities generally have higher price points compared to more rural locations. The variation between rural living costs directly influences the average sales price in each state.

Therefore while South Carolina currently offers budget friendly options it is evident that there is an increasing demand and appreciation rates, in both states housing markets – whether it be in bustling urban centers or peaceful rural areas.

Selling A House Shouldn’t be Stressful

There is a pro-active way to sell your home that gets results

        Major Cities:

When it comes to living in areas and the wide range of major cities North Carolina truly stands out. It boasts a population and greater urban density making it home to several bustling cities such as Charlotte, Raleigh Durham, Greensboro and Asheville. Each of these cities has its distinct charm and lifestyle to offer with vibrant cultural scenes, thriving businesses and exciting entertainment options. For those who thrive in a city environment North Carolina provides an array of choices.

On the hand South Carolina may not have as many major cities as North Carolina does but still has notable ones like Columbia and Charleston. However what sets South Carolina apart is its rural areas that dominate the landscape. These areas are scattered with towns and communities which provide a quieter and more relaxed way of life.

Nevertheless it’s essential not to overlook the hidden treasures found in parts of North Carolina as well. These delightful towns are brimming with character. Can be an ideal retreat for individuals seeking a harmonious blend of rural tranquility while still having access, to urban amenities.

So if you’re someone who prefers the vibrancy of city life North Carolina could be your choice. On the hand if you find yourself drawn towards the charm of smaller towns and rural living experiences both states offer plenty that caters to your unique preferences.

        Public Education:

Education often tops the list of concerns for families moving to the Charlotte area. If you’re wondering about school quality, you’re not alone. Both North and South Carolina are recognized for their strong public education systems, but there are some differences worth noting.

North Carolina, with its higher population and greater density, naturally has more schools and students. This does not just mean more options; it translates into a slightly higher performance in the education sector. In terms of test scores and graduation rates, North Carolina ranks a bit higher than South Carolina. This edge gives North Carolina an advantage in the education arena, though the difference is not overwhelmingly large.

However, education quality can be very location-specific. In the Charlotte area, which serves both North and South Carolina, we’ve observed many clients moving to South Carolina towns like Lake Wylie or Fort Mill. Their motivation? These areas are reputed for having better schools, highlighting that local variations can be significant.

It’s also worth noting that both states have similar educational structures. They operate on a district basis, governed by locally elected superintendents and school boards. This means that, regardless of the state, you’ll find a commitment to education governed by the community’s values and needs.

So, while North Carolina might have the overall edge statistically, the decision on education should also consider specific districts and towns, especially if you’re looking at areas near the state border.

        Higher Education:

When it comes to education North Carolina and South Carolina both have great options but there are some notable differences between the two. If you’re looking for affordable in state tuition rather than paying out of state fees both states offer a wide range of choices.

In North Carolina you’ll find institutions like Duke, UNC Chapel Hill and NC State. These schools are well known for their academics and research opportunities. Additionally there are smaller private liberal arts colleges and mid sized institutions throughout the state that cater to various educational preferences.

South Carolina may not be as widely recognized for its education institutions as North Carolina is but it certainly has its own hidden gems. Schools like the University of South Carolina (USC) and Clemson have earned their esteemed reputation. For instance consider the College of Charleston – it may be smaller in size. Provides a rich educational experience.

Both states excel academically and in sports providing a rounded college experience. However when it comes to the number of universities and colleges as well, as recognition levels North Carolina has a slight advantage.

Remember though that choosing the higher education option depends on your personal goals and interests.
Whether you’re focused, on your chosen field of study or looking for a college atmosphere, both North Carolina and South Carolina offer educational institutions that can meet your needs.

        The Mountains:

When it comes to exploring the beauty of nature and majestic mountain landscapes North Carolina truly stands out. Around a quarter of the state is graced with stunning mountain ranges that stretch from the foothills all the way up to Mount Mitchell, which happens to be the point on the East Coast. This makes North Carolina an absolute paradise for those who have an appreciation for mountainous terrains and all the exciting activities they offer.

But North Carolina isn’t about its majestic mountains; it’s also home to delightful mountain towns such as Boone, Asheville and Blowing Rock. These charming destinations are perfect for both residents and those seeking a picturesque day trip.. If you’re someone who enjoys thrilling outdoor adventures like whitewater rafting, skiing, hiking or ziplining North Carolina provides an abundance of opportunities to satisfy your adventurous spirit.

While South Carolina does have its own share of mountain ranges primarily in its northwest region it falls short in terms of both activity options and expansive mountain landscapes when compared to North Carolina. Therefore, for mountain enthusiasts seeking a wide range of activities and awe inspiring scenery North Carolina is undoubtedly the ultimate choice.

        The Lakes:

When it comes to living near lakes North Carolina truly stands out with its array of lakes. With a total of 59 major lakes surpassing South Carolinas twelve you’ll have plenty of options to choose from in North Carolina. One notable gem is Lake Norman, the largest manmade lake on the East Coast. This is particularly exciting for those residing in the Charlotte area as they have access not only to Lake Norman but also to Mountain Island Lake and Lake Wylie. These lakes offer a lake lifestyle right at your fingertips.

If you’re interested in diving into lake living in the Charlotte area and exploring Lake Norman, Mountain Island Lake and Lake Wylie we highly recommend checking out our dedicated website. We give you a ton of information about all the lakes close to Charlotte NC. We dive into the location, lifestyle, similarities & differences, and the real estate you can find around each of the Charlotte NC lakes.

While South Carolina may have lakes overall it still boasts some stunning bodies of water. For instance there’s Lake Marion and Lake Moultrie located between Charleston and Columbia that exemplify its beauty. Additionally let us not overlook Clark Hills Lake which straddles the border between South Carolina and Georgia; it happens to be the largest lake east of the Mississippi River.. We mustn’t forget about Columbias very own gem—Lake Murray—a fantastic destination for lake enthusiasts.

Both North Carolina and South Carolina offer experiences for those seeking a delightful life, near picturesque lakes.
With the abundance of lakes, in North Carolina and the distinct appeal of South Carolinas lakes there is undoubtedly a lakeside getaway that will cater to your preferences. Yet if you seek diversity North Carolina unquestionably takes the lead with a selection of lakes to explore and appreciate.

        The Beaches:

When it comes to beach towns both North and South Carolina offer a plethora of options that are perfect for warming up on a chilly day. Lets delve into what each state has to offer.

North Carolina has one of the coastlines on the East Coast including the renowned Outer Banks. Although I haven’t personally visited the Outer Banks (as its quite a drive from Charlotte) its popularity soared further after the TV show “Outer Banks” – interestingly enough it was actually filmed in Charleston, South Carolina. In North Carolina you’ll also find Wilmington, a port city with a similar charm to Charleston as well as Carolina Beach, Oak Island and more. However I’ve noticed that getting to these cities in North Carolina may take a bit more time due to smaller and winding roads compared to South Carolinas more direct highway routes.

On the hand South Carolina is home to beloved beach towns such, as Myrtle Beach, Charleston and Hilton Head. These areas not boast breathtaking beauty but are also more easily accessible and offer a wider range of accommodations – especially in the Myrtle Beach area.

Both states provide beach experiences but when it comes to convenience and diversity South Carolina takes the lead as the ultimate destination, for beach enthusiasts. Whether you’re looking for a beach city or a tranquil coastal retreat South Carolinas beaches are simply unbeatable.

        The Taxes:

The topic of tax burden often arises, during the month of April. When comparing North Carolina and South Carolina there are some differences in their tax systems. Overall North Carolina tends to have a tax burden than South Carolina. It ranks 31st in the U.S. For taxes while South Carolina is ranked 40th.

Both states have their unique approach to income taxes. In North Carolina they use a graduated income tax rate that ranges from 5.25% to 7.75%. On the hand South Carolina has a flat income tax rate of 7%.

Another important aspect to consider is the absence of Social Security tax in both states, which’s definitely beneficial for retirees. Sales tax also differs between the two states with North Carolina having a rate of 4.75% and South Carolina higher at 6%.

Property taxes are another area where North Carolina tends to be higher but maintains a single rate for both primary residences and investment properties. Conversely South Carolina has property taxes for primary residences but significantly higher rates for secondary properties. This difference should be taken into account by those considering investment properties in South Carolina. It’s always wise to check the tax rates before making any purchases.

South Carolina seems favorable when it comes to retirement income tax since it offers better conditions, for retirees compared to North CaroTaxes can get quite intricate so it’s always an idea to seek advice from a tax advisor who can help you understand how these variations relate to your specific objectives and situation.

Considering these factors numerous individuals employed in Charlotte opt to reside across the border, in South Carolina as it offers the advantage of lower tax obligations. Consequently when evaluating tax friendliness South Carolina emerges as the top choice.

Thinking About Moving To The Carolina’s ?

Wrapping up the comparison between North and South Carolina, it’s clear that while there are distinct differences, the similarities are even more striking. My unique perspective comes from growing up in Clover, South Carolina, just across the border, and now living in Charlotte, North Carolina, on Mountain Island Lake. Having owned properties and lived in both states, I’ve gained a deep understanding of what each has to offer.

South Carolina is ideal for those seeking a lower cost of living, affordable home prices, and excellent schools, especially if you prefer smaller towns or a rural atmosphere. Cities like Charleston and Columbia offer a larger urban experience within this setting. The Finigan Group did an amazing job selling my property. Joshua is amazing at advertising, following up on leads and monitoring the market. He kept me informed consistently through the process, and was very responsive to any questions I had. I was never in doubt that my house was being aggressively marketed. Most importantly he got results. I will definitely be working with The Finigan Group on future projects.
Response from the owner: Thank you so much for your kind words, Damien! You are such a pleasure to work with and we're very excited to work with you going forward too! Congratulations again!

What can I say… Josh is one of the most professional and best negotiators I have had the pleasure to deal with. Not only did he get my house on the market with beautiful photos and descriptions he put it live on a Friday and by Sunday we had multiple showings along with offers for full ask. Not only did he secure a legitimate offer but was able to secure a back up. His negotiating skills came to the forefront when it was time to close and many obstacles presented themselves. And Hayley was amazing at keeping me informed and understanding every step that was going on!!! I would recommend Josh to any and everyone I know!!! Josh is not only an amazing agent he truly cares about his clients and goes above and beyond to make the best deal for everyone!!!
Response from the owner: Thank you so much for letting us be a part of this process with you, Debbie! Congratulations again! It was a pleasure working with you, and we are so happy to have you as part of The Finigan Family!

After a disastrous 8-month episode with a “sit and wait” realtor, that quit on us, I began interviewing realtors. Being very skeptical after the bad experience, I vetted 5 realtors. 4 realtors were EXACTLY THE SAME, announcing that they are the “best realtor”, “lots of positive sales”, and “quick turnaround”, but Josh Finigan was not of that churn and burn style realtor.
Josh arrived on time and was very interested in our private 9-acre residence. He had already done his homework and was very open and transparent regarding how much the property will sale for. I said that I wanted to list it for more and he said it would not sale and he probably couldn’t help me, WOW!
He proceeded to explain exactly WHY the property needed to list for an amount that he suggested, providing several properties in our proximity that had sold, and properties currently on the market. I was convinced that Josh Finigan was far above the average realtors I had interviewed.
Without knowing anything about the bad realtor experience, Josh proceeded to show me hundreds of examples of The Finigan Process of marketing my property. None of the realtors I interviewed had half the means and marketing efforts Josh and his team were prepared to offer.
Josh was the obvious choice to sell the property. Within 2 days of signing, his team were on-site taking new and better pictures of the home and property. The ball
