From my own experience, having personally closed deals on 13 homes in October, I can attest to this uptick in market activity. It’s a trend that deserves attention, especially considering that mortgage rates remained high throughout the month.

Interestingly, the number of new listings in October outpaced pending sales. This means more homeowners listed their properties than those that had offers accepted, a pattern we’ve observed throughout the year. It’s a fascinating development, indicating a gradual shift in the market’s rhythm.

All that data is public record. It’ll also give you a rough estimate of your home’s value. Now, a lot of times that value is pretty inaccurate. 4. Reach Out to a Professional Realtor

The most accurate way to determine your home’s value is to reach out to a professional Realtor you trust in your local market. Realtors have access to better databases, and can look at your home’s nitty gritty details and compare to the most accurate recent sales and current listings and frankly, no algorithm can do that.

A good Realtor will personally come out and take a look at your home. They will take into account the landscaping, the condition of your home, the layout, and the upgrades that you have spent time and money putting into your property as well.

They’ll also take a look at the local market conditions to really help you determine the best price range so you can maximize your profit. One thing you definitely do not want to do is you don’t want to overprice your home. You definitely don’t want to underprice your home either. There’s definitely a sweet spot that’ll help you maximize your value without putting you in a bad position to lose money.

The true value of your home is not based on a formula. It’s based on what a buyer is willing to pay for your home. There’s a lot of factors to consider when you’re trying to determine the best price point, and these four steps will be your roadmap and your guide to help you find the optimal price point to make sure your home sells as quickly as possible for as much money as possible, while making the process easy as well.

Active listings are down, and pending listings are decreasing. Despite these challenges, the market remains resilient, with the average sales price continuing to rise. 1. Number of New Listings

In June, we saw 1366 new listings hit the market, a 5% increase from May, but a 32% decrease from June 2022. While we’re seeing a month-over-month increase in new listings, we’re still below the year-over-year trends. The lack of housing inventory remains a significant theme in our housing market, with various factors contributing to this shortage.

The decrease in new listings compared to last year is a clear indicator of the ongoing inventory crisis. Homeowners are hesitant to list their properties due to the current market conditions, including high mortgage rates. This hesitancy is contributing to the shortage of homes on the market, creating a challenging environment for buyers.

One of the biggest contributors to this low levels of inventory is a lot of homeowners that would have put their homes on the market are not because they’ve locked in a much lower rate than what’s currently available on the market. It’s discouraging them from actually making a move, buying another house at a much higher rate.

A recent study by Redfin found that 82.4% of homeowners in the United States have locked in a long term mortgage rate under 5%, and nearly one fourth of homeowners in the United States locked in a rate below 3%. We’ll probably see this continuous trend of homeowners being discouraged to make a move until rates begin to drop.

2. Number of Active Listings

The average number of active homes available in June was 3193, a 20% decrease from June 2022. This decrease indicates fewer homes on the market compared to last year. From June to December of last year, we saw the number of active listings climb as homes sat on the market longer due to the effects of higher mortgage rates.

This decrease in active listings is a clear sign of the ongoing inventory shortage. With fewer homes on the market, buyers have fewer options, leading to increased competition and higher home prices. This trend is expected to continue until more homeowners decide to list their properties.

 

 

3. Number of Pending Sales

 

In June, 1140 homes accepted an offer, a 6% decrease from May, and a 14% decrease from June 2022. Despite record low inventory, the number of new listings continuously outpaces the number of pending sales, indicating a potential growth in active inventory.

This decrease in pending listings suggests that buyers are taking more time to make decisions, likely due to the high mortgage rates. So we are seeing that mortgage rates are having an effect on homebuyers out there because they’re making homes less affordable, but the inventory is not increasing fast enough to meet that demand.

For those of you who have recently been in the market either buying or selling, you know, we’re still seeing a lot of competition out there. There are still homes that are receiving multiple offers and selling above asking. But it’s not like the Euphoria we saw in the first half of 2022. And one of the big reasons is buyers affordability and higher mortgage rates.

4. Number of Closed Homes

 

In June, we saw 1229 homes close, a 1% increase from May, but a 21% decrease from June 2022. So we are still seeing a competitive market where homes are closing. We’re not seeing as many homes close as we saw last year, but it’s because fewer people are choosing to sell their home.

The average days on market for a home in Charlotte is around 31 days, a significant increase from the average days on market this time last year, which was around 20 days.  This could be due to a variety of factors, including higher mortgage rates and increased buyer hesitancy. However, the fact that homes are still closing at a steady rate indicates that the market remains active and competitive.

5. Average Sales Price

Despite high rates and low housing affordability, the average sales price in Charlotte in June was $580,000, a 2% increase from May and a 10% increase from June of last year. This increase shows that the Charlotte area is weathering high rates better than many other areas in the United States.

This increase in the average sales price is a positive sign for homeowners and sellers. It suggests that despite the challenges in the market, home values are continuing to rise. This trend is likely due to the ongoing inventory shortage, which is driving up home prices.

If we look at the US as a whole, we see the average sales price actually dropped year over year by about 1%. So there’s a lot of reasons we’re seeing our local Charlotte market outpace, the United States as a whole. We’re a rapidly growing city, a ton of people are moving here and we’re seeing a lot of growth.

6. Market Overview:

The Charlotte housing market remains competitive due to low inventory and high demand. However, the high mortgage rates are affecting homebuyers’ affordability, leading to a slight increase in inventory. For sellers, it’s still a good time to sell, but they should keep an eye on the creeping inventory. For buyers, the market remains competitive, and they might still find themselves in competitive situations for desirable homes.

The Federal Reserve met again on June 13th and June 14th and actually didn’t raise the prime rate after 10 consecutive rate hikes. While the Federal Reserve chose not to raise rates in June, it doesn’t necessarily signal an end to potential rate hikes this year. It’s crucial to mark your calendars for the Fed’s next meeting on July 25th and 26th. Current predictions from the futures market suggest a 70% likelihood of a rate increase during this meeting. So, while we’ve seen relative stability in rates throughout June, hovering around 7 to 7.5%, we’re not entirely in the clear yet when it comes to potential rate hikes.

7. What Does This Mean For Home Sellers

For home sellers in Charlotte, the current market conditions present a unique opportunity. Despite the high mortgage rates, the low inventory levels mean that there’s less competition for sellers. Many buyers have adjusted to the higher rates and are still actively looking for homes.

In recent weeks, we’ve seen multiple properties hit the market and quickly enter into multiple offer scenarios, often selling above the asking price. With the right marketing strategy and approach, sellers can find significant success in this market.

However, it’s important to keep an eye on the slowly increasing inventory. While it’s not yet enough to meet the high demand, any increase in available homes could potentially impact the seller’s market advantage.

8. What Does This Mean For Home Buyers

We’ve all been there, scrolling through Instagram or Facebook and an advertisement pops up and what do you do? An impulse purchase, and you end up regretting it and feeling buyers remorse. We all can probably live with that on a smaller purchase, but if we buy a house and have buyers remorse, that is a whole other ball game. 

A study by Homelight, conducted in 2022 found that more than 70% of people who purchased homes (between 2020-2022 in the United States) had at least 1 regret about their home purchase. 1. I feel that I overpaid for my home

Once rates went up, around the middle of 2022, prices began to fall. In January, the average home price fell by 16% since the peak of June 2022. This data could make people second guess their recent home purchase, even if they secured a 2.5-3.5% mortgage rate. However, over the long run home prices tend to rebound and increase.  Since January home prices have rebounded and have passed the peak of 2022. As of May 2023, the average home price in the Charlotte area has increased 11% from the average home price in May 2022. Warren Buffet always says, “Time in the market always beats timing the market.” 

 

 

How to avoid overpaying for a home:

 

So how do you prevent overpaying for a home? Well first of all make sure you have an agent who understands the real estate market. Does the realtor that you’re working with have a deep understanding of the housing market and overall economy? Are they able to properly identify acceptable home price? Does your realtor shoot educational videos and blogs like this one? Do they take time to educate the public on the market?  Do they take time to educate you? 

It’s important to have an expert that keeps a close eye on the pulse of the market. An agent who does a lot of business will have a better, more realistic picture of the overall market. Your realtor should be able to advise you properly, to make sure you’re not overpaying for a home. No one can know for sure if the market will go up or go down, however there are many leading indicators that you can pay close attention to that will help you make an educated decision on what to offer on your dream home.

 Prices and rates are high and you want to make sure you don’t stretch yourself too much to where you become house poor. You don’t want to be living on canned food and ramen noodles just to get into a home.

2. I under estimated how much Maintenance a home requires.

If you’ve never owned a home before you may not understand the cost of maintaining a home. There’s a lot that goes into keeping a home up. Here’s just a few things you may need to budget for:

      1. Lawn care
      2. Cosmetic items like paint and flooring
      3. Minor repairs like a leaky toilet or replacing a lightbulb
      4. Major repairs like replacing a roof or HVAC unit

There’s no more calling the landlord anymore, these repairs would fall on you to take care of. These items can add up quickly and end up costing you an arm and a leg! After doing a little research, we were able to find that many experts say that you should budget, on average, about 1% of the value of your home for yearly repairs. So for a $500,000 home, you would want to budget $5,000 a year.

Of course it depends on the age of the home and the age of different components like the HVAC, roof, and water heater. On a $500,000 home, this means you would want to save about $416 a month for any possible issues or repairs. You would want to have this as a budgeted item and set that money aside for a rainy day (possibly quite literally).

How to avoid being surprised with costly repairs: 

 

There’s a ton of research you can, prior to closing on your new home, to fully understand a homes condition. Even if you’re buying a brand new home, we always recommend hiring a licensed home inspector to inspect the home. You can also obtain a termite inspection, well/septic inspection, pool inspection, radon inspection, mold inspection, HVAC inspection, etc. The more research you do prior to the home closing, the better prepared you will be for the future. Getting a licensed professional to inspect the home is also a great way to identify any major issues with the home. Major issues can affect the homes overall value, and its good to know these items up front. 

Also, even if the HVAC works and there are no leaks in the roof, know the average life expectancy is around 15-20 years. So if the HVAC or roof is around 15-17 years old, you may want to budget a bit more to eventually replace them.  

Spending a little bit extra money up front and doing a little research can save you tens of thousands of dollars down the line. It will also help you create your monthly repair budget !

3. I feel that I decided which home to buy too quickly.

Keep in mind, this survey was completed in February 2022, looking back 2 years prior.  This was when the market was crazy, multiple offers were the norm. It was more likely a home was in a very competitive “highest and best” multiple offer scenario than not.  Buyers were rushing to buy and lock in their mortgage rate before they rose. This euphoria forced many buyers to make quick decisions.  

Now fast forward to today, what can you do to make sure you don’t have to make a quick/hasty decision? 

How to avoid feeling pressured into making a quick decision: 

If you’re looking for a home in a highly desirable area, the area with good schools, anywhere from $400,000 to $1,000,000 than you may still experience a multiple offer situation, where you still may have to make a quick decision. Especially, if it is a very nice, well kept, and renovated home. 

This is why it’s important to take some time, before you even look at homes, and put together a thorough needs vs. wants list (see step #5). If you know exactly what you need in a home, before you begin your home search, you will be able to quickly identify if a home fits your needs. So when you find yourself in a pressured, competitive, situation you know that the home will fit you and your families needs!

Recently, we’ve seen many buyers experience “sticker shock” when they begin their home search. They thought they could have all of the things they want for $750,000. But, after seeing the market and prices, their expectations didn’t meet reality. So, when this happens, its important to re-adjust your expectations to fit in your budget. This will help you make sure you don’t make a decision you regret and put you and your family into a difficult financial position. 

Now, there are many properties in this market that will not have a immense amount of competition from home buyers. In these cases, you may not be in a bidding war with other buyers. You may find less competition if you’re looking for a property a bit further outside the Charlotte, North Carolina area, maybe a place that doesn’t have the best schools. You will find less competition on the homes that need a little work or are a bit outdated. These homes may not be high pressure situations, which means you don’t have to make a quick decision. You may have more options and a day or two to sleep on it, or even a 2nd showing.  

 

I often tell my clients: “If you find that perfect home and you sleep on it, you may not sleep in it.” Which is true, you never know when another offer is coming in. But, I definitely don’t want you to sleep in it for the next 5-10 years and be unhappy. So make sure you know what you’re looking for and be okay with saying NO.

 

4. I underestimated the total cost of owning a home. 

Owning a home can be costly! You aren’t just responsible for the mortgage payment, there’s other requirements involved. You’re also responsible for property taxes, insurance, and other fees. You have to pay property taxes, no matter what. In Mecklenburg county, where we help many buyers and sellers, the property tax is 61.69 cents per $100 of the homes tax value. If you’re looking in South Carolina there are two different tax rates, one for primary occupants and one for non primary occupants. This small difference can make a HUGE difference in your property tax obligation. These are things you want to make sure you understand prior to purchasing the home.

 

If you have a mortgage, your property taxes will be escrowed. Your mortgage lender will take a small amount every month to pay your taxes and homeowners insurance on your behalf once a year. If this is the case you don’t have to budget for these, they will be included in your mortgage. 

When you’re shopping for homeowners insurance you should do your homework. The #1 mistake I see homebuyers make is that they don’t talk to a professional insurance agent right from the start. Right when your offer is accepted you should begin talking to homeowners insurance representatives. This will give you time to make sure there are no historical losses or claims that have never been fixed. You’ll also have more time to obtain a better idea of what type of insurance is best for you to cover those emergencies. This is very important in case anything happens, you’ll have the right insurance to cover it.

5. I wish the layout of the home was more conducive to my lifestyle.

You finally get into your new house, get settled in, and a couple months later you  realize that something’s just not right. The home just doesn’t have the space you need to accommodate your lifestyle. This can easily be a home buyers worst nightmare. How do you prevent this from happening?

When first meeting with our clients we take much more time up front to help our clients identify what’s truly important to them in a home. We always recommend our client take time to complete a needs vs. wants exercise. This helps them put whats most important into perspective.  

 

Needs vs. Wants exercise: 

So what’s the needs vs. wants exercise? Its very simple! You take a white sheet of paper; at the very top of the left side you write “Needs,” and at the very top of the right side you write “Wants.” I always recommend each spouse completes this exercise separately. Once complete you can come back together and compare notes. This will help get both peoples opinions and discover whats most important. 

 

So, what are wants and what are needs? 

Needs:

Needs are MUST have’s. These items that, if not present, you won’t even look at the home. For example, if you have to have a 4 bedroom due to a certain # of children or you work from home and you need a home office. If this is the case, share this with your agent and tell them to not show you anything with less than 4 bedrooms. 

Or, if you need a primary on the main level due to health concerns then you can eliminate any home that doesn’t have a primary on the main level. 

The needs list should be pretty short, the wants list can be longer. 

Wants:

Wants are fun! This can be used as your wish list. Wants are items that you don’t absolutely need, but if it was in a home it would be a plus!

Many times we have clients say they want a primary on the main level. Then we start looking at homes and find that, in their price range,  we’re not finding any home that they like with a primary on the main level. If this is in the wants column, we know we can start looking at other homes with a primary bedroom upstairs. 

You can have as long of a wants as you’d like!

 

 

Spending a little bit more time upfront and doing your homework will give you a MUCH better idea on what you absolutely have to have in a home to make you happy. It will also help you identify items you’d like to have in a home. Once you have completed your needs vs. wants list, make sure to share this list with your realtor!

Zillow Zestimates: How Accurate Are They?

In the world of real estate, there’s one topic that consistently ignites a spirited debate among buyers, sellers, and industry professionals alike — the accuracy of Zillow’s Zestimate. Is it trustworthy? Can it be relied upon to determine the true value of your home? Today, we’re going to delve into an unbiased analysis of Zillow’s infamous Zestimate, revealing whether it’s a tool you should be utilizing or not.

Our goal is to take a non biased look at Zillow’s Zestimate and identify if you can use it to accurately estimate your homes value.

Today, we’re going to embark on a two-part journey of discovery. First, we’ll unravel what the Zestimate truly is, and then, we’ll shed some light on the facts often hidden in plain sight. By the end, you’ll have insights you’ve probably never come across before. In this article, we’ll cover:

1. What is a Zestimate?

In simple terms, a Zestimate is Zillow’s estimated market value for a home. Zillow uses a sophisticated algorithm that considers a wide range of information to provide this estimate. The Zestimate is not an appraisal, but it can offer a starting point for understanding a home’s value.

2. How is a Zestimate Calculated?

Zillow’s Zestimate algorithm uses a proprietary formula, which considers many data points. These can include physical attributes, such as square footage, number of bedrooms, and bathrooms, as well as location-specific elements such as proximity to amenities, neighborhood trends, and local market conditions. It also takes into account historical and current transaction data, like recent sales of similar homes in the same area.

However, it’s important to note that Zestimates don’t account for everything. They don’t consider certain elements, like recent renovations or unique features and interior finishes, as this kind of information might not be available in public records or reported to Zillow.

Obviously, the best way to get an accurate evaluation of your home’s value is to hire an appraiser or chat with an expert real estate agent in your area!

 

3. Zestimate’s Accuracy

Zillow has been transparent about the accuracy of their Zestimates, stating that it has a median error rate of roughly 2-3% for on-market homes. This means that half of the Zestimates are within 2-3% of the selling price, and half are off by more. The accuracy can vary depending on the location and the availability of data in a particular area. To judge Zillow Zestimate’s accuracy levels, there are two different categories of Active, or On-Market listings, and Off-Market listings.

The Active Listings Accuracy section are the homes that are currently listed online. Zillow breaks down the accuracy down by state, but it can be narrowed down to your specific city. Researching Charlotte’s data for homes that were listed online and sold, 78.6% of the time the Zestimate was within 5% of the sales price. 93.8% of the time the Zestimate was within 10% of the sales price.  According to that data, the values are pretty accurate between the Zestimate and the current list price of a home.

Comparing the Off-Market sales data, only 41.44% of the homes sold were within 5% of the Zestimate price. That’s 78% for active listings versus 41% off-market, which is a big difference!  Zillow is much less accurate when it comes to off-market homes than when it comes to active listings. 

Researching homes currently listed for sale in the Charlotte, NC market the Zestimate changes whenever the home is officially listed for sale.  For example, a home is currently on the market listed at $689,000 and the Zestimate is at $702,000, a difference of $13,000.  The Zillow Zestimate appears pretty accurate. When taking a closer look at the home value button on Zillow, it will take you down to a chart that shows a Zestimate chart over time. The Zestimate value shown on the example’s home right before it was listed was $509,000.  When the home was officially listed for sale, the value jumped up to $702,000!  Now, that’s a big difference!

4. How to Update Your Home’s Information on Zillow

The information that Zillow has on your home may be incorrect. There is a way you can update your information on Zillow to get an updated value on your home. Go to Zillow’s website and “Claim Ownership” of your address, verify ownership, and “Update Facts”.  Correcting the number of  bedrooms and bathrooms, square feet of your home, and other features will provide an updated Zestimate.
