A Neighborhood That Became Its Own City
Here's what makes Tega Cay genuinely different from almost every other suburb on Lake Wylie. It started back in the 1970s as a master-planned neighborhood, built around golf, the marina, and the water. When the original developer ran into financial trouble and went bankrupt, the residents refused to let everything they'd built slip away. They came together and voted to incorporate as their own city, not just a town, and took ownership of the golf course, the parks, the marina, and the lake access. They even stood up their own police and fire departments to protect it all.
There is no community-wide HOA in Tega Cay.
Because the city itself owns and maintains the amenities, you won't find a community-wide HOA collecting monthly dues. Instead, everything is wrapped into your property taxes. That's the trade-off: taxes in Tega Cay run a little higher than neighboring areas like Fort Mill, and that difference is what pays for the golf, the parks, the marina, the pool, and the police and fire service.
In my opinion, it more than evens out. You're getting a level of resort-style amenities that most communities charge hundreds of dollars a month in HOA fees for, with none of the HOA red tape. It's one of the biggest reasons families fall in love with this place.
