What can I say… Josh is one of the most professional and best negotiators I have had the pleasure to deal with. Not only did he get my house on the market with beautiful photos and descriptions he put it live on a Friday and by Sunday we had multiple showings along with offers for full ask. Not only did he secure a legitimate offer but was able to secure a back up. His negotiating skills came to the forefront when it was time to close and many obstacles presented themselves. After a disastrous 8-month episode with a “sit and wait” realtor, that quit on us, I began interviewing realtors. Being very skeptical after the bad experience, I vetted 5 realtors. 4 realtors were EXACTLY THE SAME, announcing that they are the “best realtor”, “lots of positive sales”, and “quick turnaround”, but Josh Finigan was not of that churn and burn style realtor.
Josh arrived on time and was very interested in our private 9-acre residence. He had already done his homework and was very open and transparent regarding how much the property will sale for. I said that I wanted to list it for more and he said it would not sale and he probably couldn’t help me, WOW!
He proceeded to explain exactly WHY the property needed to list for an amount that he suggested, providing several properties in our proximity that had sold, and properties currently on the market. I was convinced that Josh Finigan was far above the average realtors I had interviewed.
Without knowing anything about the bad realtor experience, Josh proceeded to show me hundreds of examples of The Finigan Process of marketing my property. None of the realtors I interviewed had half the means and marketing efforts Josh and his team were prepared to offer.
Josh was the obvious choice to sell the property. Within 2 days of signing, his team were on-site taking new and better pictures of the home and property. The ball was rolling almost immediately and within 5 days, it was listed again.
One thing Josh repeated: “This is a unique property, lots of land and a manufactured home.” I totally agreed that it is unique, and privacy is a huge selling point. He estimated the sale taking 2-3 months. WE WERE UNDER CONTRACT WITHIN 30 DAYS!
I declined the initial offer, but during that time, Josh was phenomenal with his negotiating skills. He was very communicable, transparent and respectful during the entire process. I knew everything as it happened and he advised me along the way, providing options and best-case scenarios. It was totally my decision to end negotiations and re-list the property.
After Josh’s team re-listed the property, there were numerous showings and interests. I received several offers and Josh helped me decide on the best one. With his guidance, we closed the sale in less than 30 days.

I have so many great things I’d like to share about our experience with The Finigan Group, but here are a few bullet points:- Communication was freaking awesome!- The education they provide is genuinely helpful.- When under contract, Josh really got to work and made sure all went smoothly, and everyone involved did their part.Most people that know my wife and I well—and Josh can attest to this from our interactions throughout this process—know that she takes the reigns on big decisions. She is far more detail oriented and skeptical which makes her really good at managing big money & life decisions. The pressure was on when she left it up to me to pick a real estate agent as we took the first steps towards our long-time dream of owning a house and moving closer to family in the Charlotte area.I took my assignment seriously; researching many agents for almost a year before I settled. During this time, I ran into The Finigan Group and was immediately impressed by the educational videos regarding all things related to Charlotte housing market and market trends in general. I subscribed, watched most of the episodes, and genuinely learned a lot.I contacted Josh already anticipating that the Finigan group would be a great fit. Both my wife and I were blown away by how on top of everything Josh was. Responsiveness was almost immediate, 100% of the time for any question we had (and questions we didn’t even know we needed to be asking). Josh is very knowledgeable and had good recommendations for other players that would help us in this journey. We encountered a fairly competitive market; with many houses we liked selling within hours and even a bidding war but Josh came up with effective strategies to help us get the best deal on our dream house. Josh also made sure that once we were under contract everyone else (our lender, inspectors, etc) were doing their job in a timely manner.Home buying is such a complex and easily daunting task; Josh and his team made it a lot easier. Buying a house—especially for us first timers—is scary but the knowledge I gained offset the despair I felt when doom scrolling the plethora of internet content highlighting how difficult is to buy a house in this crazy market. I closed on my home yesterday thanks to Josh, Katie and the rest of the Finigan Group. My initial sit down with him was informative and to the point, it was made clear where we stood immediately just looking at the data. A plan was made and the process had begun. It was fairly hands off considering the paperwork needed for a home sale. Any paperwork needing to be done was almost exclusively through DocuSign which made the process easy in that everything is made available on your phone or other devices. The viewings process was straight forward as well with the ability to set what times work for you, and the platform used made it simple. Closing was also painless and a breeze. If anyone should ask me who I would recommend for their next hone sale or purchase, there is only one group of people I would recommend, and that would be the Finigan Group. Building a unique, custom home in an unconventional setting creates the opportunity to live out your own dreams – your way. Selling that dream home, on the other hand, creates a challenge.
After entering an extended contract with a local agent to market this treasured home, we were disappointed in the results, and the listing ended without a sale in place.

1. History:

Rock Hill, South Carolina was first inhabited by Native American tribes like the Catawba. In the early 1800’s the Rock Hill area began to develop as a major center for cotton production and textiles. 

The city’s name comes from a local landmark, a small hill made of flint rock, that was cut through to complete the Charlotte -Columbia rail-line. Rock Hill BMX Supercross Track–Rock Hill is home to the BMX Supercross Track, which hosts world competitions.  

The Flipside Restaurant– Located in beautiful, Historic Downtown Rock Hill, The Flipside Restaurant is a must try. Here you’ll find locally inspired comfort food that will leave you wanting seconds!

Ay Papi Taco’s and Tequilla – Do you love street tacos & craft cocktails? Well you have to check out Ay Papi Taco’s and Tequilla. They are not a Mexican restaurant – they’re Mexican fusion, bringing together creative tastes and a menu made from scratch.

Friends Books on Main – The used bookstore, operated by Friends of the York County Library, sold copies no longer in circulation at the local library.

Museum of York County – The Museum of York County is an excellent place to learn about local Native American history, discover the kinds of wildlife native to the area, and explore the Carolina Piedmont area. The museum had a fascinating display of taxidermies that rivaled what I’ve seen in Smithsonian Museums.

SouthTown Wake Park – Looking for a unique way to beat the heat? Whether you’re a thrill-seeking adrenaline junkie or just looking to try something new, SouthTown Wake Park has an experience for you! Residents of Laurel Creek will have many things to do, including access to walking trails, tennis courts, and a swimming pool, while also enjoying plenty of greenspace.

 

Avondale Terrace

This area is located immediately north of Winthrop Heights. Cedar Grove Park, in the area immediately to the east of this one, is another excellent spot. The Ebinport Elementary School and the W. C. Sullivan Middle School are both located in Avondale Terrace. It’s still a short distance from Winthrop University.Smaller homes are available in this neighborhood, which are ideal for new families.

Hargett Park is a wonderful place to visit. Baseball fields and playgrounds cover around 19 acres. This is a centrally located community with easy access to all of Rock Hill’s major advantages.

 

 

Rawlinson Acres II

Rawlinson Acres II is located on the western side of Rock Hill, in a fairly affluent area of town.  Southern-style mansions, big 1970s ranch-style homes, and more contemporary-style homes built around 2000 are among the residences.

Rawlinson Road Walking Trail and Northwestern Walking Trail are great for nature lovers. The Tool Fork River passes through this location on the western side. Wildcat Creek runs along the east side of the property. The Meadow Lake II Clubhouse, which is surrounded by five tiny lakes, is a wonderful option for people interested in joining a country club. It contains a clubhouse, tennis courts, and a private swimming pool.
